Tivo files to DVD

A few years ago i was able to transfer my Tivo recordings to DVD. I am now having problems with this. I am currently using Tivo desktop 2.8.1. I am able to transfer my recording to my PC. I was able to watch them on my PC but now when they play,i get a blocky green screen as it plays. I tried many programs including Roxio creator 2010 Pro,which Tivo recommends. When i drop the recording i want to transfer to dvd in Roxio,i get a pop up saying Tivo file detected,you need to use Tivo desktop 2.3 or higher. I'm scratching my head at that message because i am using 2.8.1. I also tried using direct show dump utility to convert Tivo to MPEG. This doesn't even recognized the Tivo file. I am so pissed,any help will be greatly appreciated,thanks.
